Key Responsibilities
1. Maintenance and Operations Management
- Oversee the day-to-day operations of all mechanical systems, including HVAC, plumbing, elevators, generators, and other critical equipment.
- Develop and implement a preventive maintenance schedule to ensure the reliability and longevity of mechanical systems.
- Monitor the performance of mechanical assets and conduct regular inspections to identify issues, initiate repairs, and prevent system failures.
- Coordinate with internal teams and external contractors to ensure timely maintenance, repairs, and upgrades are completed efficiently.
2. Team Leadership and Supervision
- Lead and manage a team of mechanical technicians, providing guidance, training, and support to enhance their skills and performance.
- Assign tasks, monitor progress, and evaluate the performance of maintenance staff to ensure high standards of service delivery.
- Foster a culture of safety, teamwork, and continuous improvement within the facilities maintenance team.
- Conduct regular meetings to review work progress, address challenges, and plan upcoming maintenance activities.
3. Health, Safety, and Compliance
- Ensure that all mechanical systems and maintenance activities comply with local building codes, safety regulations, and industry standards.
- Implement and enforce safety protocols to minimize risks and ensure a safe working environment for both staff and building occupants.
- Conduct risk assessments and safety audits, identifying potential hazards and implementing corrective actions as needed.
- Maintain accurate records of inspections, maintenance activities, and compliance documentation for regulatory audits.
4. Budgeting and Cost Control
- Prepare and manage the budget for mechanical maintenance activities, optimizing resources and controlling costs.
- Analyze maintenance expenses and identify opportunities for cost savings without compromising quality and performance.
- Source and negotiate with suppliers and contractors to obtain quality services and materials at competitive prices.
- Monitor and track expenditures, ensuring that maintenance operations remain within the allocated budget.
5. Equipment Upgrades and Project Management
- Evaluate the condition and performance of existing mechanical systems, recommending upgrades or replacements as necessary.
- Plan and execute small-scale mechanical projects, including system installations, upgrades, and renovations, from conception to completion.
- Collaborate with engineering teams, architects, and other stakeholders to design and implement effective mechanical solutions.
- Oversee project timelines, budgets, and resources to ensure successful project delivery on time and within budget.
Qualifications and Skills
- Bachelor’s degree in Mechanical Engineering, Facilities Management, or a related field.
- Proven experience as a Facilities Manager or Mechanical Maintenance Manager in a commercial or industrial setting.
- In-depth knowledge of mechanical systems, including HVAC, plumbing, elevators, and fire protection systems.
- Strong leadership and team management skills with the ability to motivate and guide a maintenance team.
- Proficiency in using maintenance management software (CMMS) and Microsoft Office Suite.
- Excellent problem-solving skills and the ability to make quick decisions in emergency situations.
- Strong understanding of safety regulations, building codes, and compliance requirements.
Additional Requirements
- Professional certifications such as Certified Facility Manager (CFM), Certified Maintenance and Reliability Professional (CMRP), or similar are preferred.
- Strong communication skills, with the ability to interact effectively with contractors, clients, and building occupants.
- Ability to manage multiple tasks and prioritize effectively in a fast-paced environment.
- Willingness to work flexible hours, including evenings or weekends, as required for maintenance activities or emergencies.
