Key Responsibilities
1. Operations and Maintenance (O&M) Management
- Oversee the daily operations and maintenance of building systems, including HVAC, electrical, plumbing, fire safety, and other critical infrastructure.
- Develop and implement preventive maintenance programs to minimize downtime and extend the lifespan of equipment.
- Monitor system performance, diagnose issues, and initiate timely repairs to ensure optimal functionality and safety of all building systems.
2. Supervision of Hard Services and Technical Teams
- Lead and manage a team of maintenance technicians and engineers, providing direction, training, and performance evaluations to ensure high-quality service delivery.
- Coordinate with external vendors, contractors, and service providers to perform specialized maintenance, repairs, and inspections.
- Ensure that all maintenance activities are carried out in compliance with health, safety, and environmental regulations, as well as industry standards.
3. Asset Management and Performance Monitoring
- Oversee the management of facility assets, including scheduling regular inspections, tracking equipment usage, and managing lifecycle replacement plans.
- Utilize Computerized Maintenance Management Systems (CMMS) or other software tools to track maintenance tasks, asset performance, and work orders.
- Analyze performance data and maintenance metrics to identify areas for improvement, optimize operations, and implement corrective actions as needed.
4. Budgeting and Cost Control
- Prepare and manage budgets for operations and maintenance activities, ensuring effective allocation of resources while maintaining cost control.
- Monitor expenditures and review costs related to repairs, parts, labor, and vendor contracts to ensure compliance with financial plans.
- Identify opportunities for cost-saving measures, energy efficiency, and sustainability initiatives within the facility.
5. Health, Safety, and Compliance
- Ensure all maintenance activities adhere to safety regulations and industry standards, implementing safety protocols and conducting regular audits.
- Develop and update emergency response plans, including procedures for system failures, power outages, and other critical incidents.
- Conduct regular safety training and drills for the maintenance team to ensure preparedness and compliance with safety policies.
6. Stakeholder Communication and Reporting
- Serve as the primary point of contact for internal stakeholders, addressing any concerns related to facility operations and maintenance.
- Provide regular updates and reports to senior management on facility performance, maintenance activities, and any ongoing issues or projects.
- Collaborate with other departments, such as procurement and finance, to align maintenance strategies with organizational goals and ensure seamless operations.
Qualifications and Requirements
- Bachelor’s degree in Engineering, Facilities Management, or a related field.
- Minimum of 7 years of experience in facilities management, focusing on hard services and O&M.
- Strong knowledge of mechanical, electrical, plumbing (MEP) systems, HVAC, and other building infrastructure.
- Proven experience in managing maintenance teams, developing preventive maintenance programs, and optimizing system performance.
- Proficiency in using CMMS and other facility management software tools.
- Excellent leadership, communication, and problem-solving skills.
- Familiarity with safety regulations, industry standards, and compliance requirements.
- Certification in facilities management (e.g., IFMA, BIFM) is an advantage.
